Work begins next week on Pleasant Acres project

The beginning stages of construction on the Pleasant Acres development on Route 37 in the town of Pamelia will start early next week.

TDK Engineering and Associates, P.C., Camillus, and Christian Brothers Developers appeared before the town Planning Board on Wednesday night to give an update.

Next week's construction will begin to lay the infrastructure and groundwork for the building of 29 single-family homes. Work on retention ponds for water collection and road work will begin so that future construction can flow smoothly. Paul R. Nethers of Christian Brothers predicts that, if everything goes as planned, construction of the homes will start this fall.

Joseph E. Durano of TDK Engineering also presented the plan for phase three, which is the construction of 38 duplex units. Mr. Durano addressed concerns that phase three has faced, specifically potential traffic issues and he also offered solutions for infrastructure problems that the board raised. The subdivision plans submitted to the Planning Board on Wednesday night were approved on the condition of slight modifications to lot lines of three units that were too close together because of their location on the curve of the road.

The developers also told the board that they were moving the focus away from the rezoning of land they had sought in the spring. They said they would concentrate on the construction of the houses and then return to ask for the rezoning of land between the development and Willowbrook Golf Course. They had asked for a Planned Development District zoning of the land so that future commercial growth could happen.

"It just makes sense to have the land in between zoned as PDD," said Mr. Durano. "It's a natural fit for the space."
