Old bait shop building in Cape Vincent to be renovated in 2013


CAPE VINCENT — The owner of the old bait shop building on Club Street plans to renovate the waterfront property next year and is soliciting input from the community.

Owner James M. Rossi said Wednesday that the former bait store and ice cream parlor building next to the ferry docks will be expanded and renovated for two commercial spaces on the street level and four apartments on top.

The dock behind the property will be rebuilt or replaced, he said.

Mr. Rossi and his wife, Carolyn J., of Memphis, purchased the property in 2011 for $139,000, according to Jefferson County property sale records.

The project does not have a price tag yet because the scope of the work has not been determined, Mr. Rossi said.

Mr. Rossi is reaching out to the community for ideas on what kind of retail stores would make the ferry docks area more attractive to visitors from Canada and Watertown as well as residents of Cape Vincent.

“Whatever we bring in, it’ll be a staple,” he said.

Recently, the Cape Vincent Local Development Corp. secured a $200,000 state Homes and Community Renewal grant to assist him with the development.

Cape Vincent’s LDC had completed a revitalization plan for the Club Street area earlier this year in belief that the development of this low-key entrance to the U.S. could be a turning point for Cape Vincent.

Mr. Rossi said that the project designs are yet to be finalized but that he hopes to break ground as soon as spring.
