23.1 acre plot sold for $125,000 by town of Lisbon on Route 37


LISBON - The town of Lisbon sold a 23.1 acre plot of land at Sparrow Hawk Point along Route 37 last week to Jerry McGrath for $125,000 cash.

The plot of land had been on the market for over a year through America 1 Realty but Deborah Polniak, with Christensen Realty USA, recently took over the sale of the property.

Ms. Polniak said Mr. McGrath put down a $20,000 deposit on the property that sits along the St. Lawrence River.

Ms. Polniak said Mr. McGrath is “very serious” about developing the property.

The town council unanimously approved the sale and it will be listed for 30 days.

Councilor Susan M. Duffy recused herself from the vote and discussion of the sale leading up to the vote because Mr. McGrath is her brother.

But after the town council accepted the sale Ms. Duffy said her brother plans to “develop the property and bring the infrastructure in.”

Mr. McGrath could not be reached to comment.

Ms. Duffy said Mr. McGrath intends on splitting the property up into five waterfront lots.

“They’re going to make some beautiful waterfront property,” she said. “There will be good access to the river.”

The deed states that singlewide and doublewide trailers cannot be brought onto the property, Town Supervisor James W. Armstrong said.

“It’s an aggressive project,” he said of Mr. McGrath’s development plans.

Ms. Duffy said she is glad the town was able to unload the property and get it back on the tax roll.

“This has been something that has been sitting forever and now it’s going to go back into the coffers. Hopefully it will help us further reduce our taxes this year,” she said.

The town has previously rejected an $80,000 offer made through America 1 Realty in May.
